We want the look, feel and functionality of the franchise sites to be the same as our (main) mother site. If we don’t give them the content from the big site, meaning we don’t give them the property listings and they go out over time and get all their own which would be different than our listings for the same state, would that now be considered a different site? Thanks for any help you can provide us on this.

I intend to continue writing for another 6 years or more! If their content is substantially different than yours’, then all should be OK.

More and more, many site owners seem to be concentrated on writing for the search engines. That's a big mistake. Search engines don't need to learn anything, since they only act as robots, or information retreivers if you will. Instead, focus on your real users: the humans that visit your site and you will be a winner.
